Soft Washing vs Pressure Washing (What Homeowners Need to Know)

Can I Pressure Wash My House?

At some point in spring, most homeowners end up standing outside their house with the same quiet realization.

Something has changed.

The siding looks darker than it did last year. The roof has developed streaks that were not there before. The deck feels a little slick underfoot. Nothing is catastrophic, but nothing looks quite right either.

This is usually the moment pressure washing enters the conversation.

It sounds decisive. Efficient. Almost satisfying. And in some cases, it is exactly the right tool. But for most homes, and especially for homes in Nova Scotia, it is also the most misunderstood one.

The Appeal of Choosing Pressure Washing

Pressure washing promises immediacy. You purchase a pressure washer. You point. You spray. The surface looks cleaner in real time, which is deeply reassuring.

On concrete and stone, this works beautifully. Driveways, walkways, and some hardscaping are built to withstand abrasion. They are not sentimental about it.

Your house is different.

Siding, roofing, and wood surfaces are layered systems. They rely on intact finishes, sealed joints, and controlled water movement. When high-pressure water is introduced, it does not politely stay on the surface. It looks for openings. And it usually finds them.

The issue is not that pressure washing never works. It is that it works too aggressively for materials that were never designed for force.

Why This Matters More in Nova Scotia

Homes here age differently.

Salt air settles on everything. Moisture rarely leaves completely. Winter forces water into places it does not belong, and spring warmth invites it to wake up again.

In this climate, cleaning methods that rely on force tend to accelerate wear. Paint lifts sooner. Wood fibres weaken. Shingles lose protective granules.

Soft washing works with the conditions instead of fighting them. That is why it is recommended for roofs, siding, decks, and other exterior surfaces where longevity matters.

Cleaning should never shorten the life of your home.

The Confusion Many Homeowners Have

Many homeowners assume soft washing is just pressure washing turned down. It is not.

Others believe stronger means cleaner. It does not.

And some assume that if something looks clean afterward, the method must have been correct. Unfortunately, damage does not announce itself right away. It shows up later, quietly, and usually expensively.

The goal of exterior cleaning is not to remove material. It is to remove what does not belong there.

Choosing the Right Method

Pressure washing has a place. Soft washing has a place.

Concrete, pavers, and some stone surfaces are hardscape materials that can handle pressure when done correctly.

Roofs, siding, decks, fences, and painted surfaces should almost always be soft-washed.

Halifax Roof Cleaning FAQ’s

What’s actually causing black streaks on my roof or siding?

Black streaks are typically caused by algae, not dirt. These organisms thrive in moist, low-light environments and feed on materials found in asphalt shingles and exterior finishes. Soft washing removes them at the root rather than just rinsing them away.

Read our article: What are those black streaks on my roof?

Is it algae or moss on my roof?

Moss often appears as small green, hair-like fuzz or patches. Moss will spread and grow up the pitch of the roof, which causes shingles to lift or curl. The lifting of shingles will eventually bring unwanted water into a building causing moisture damage, wood rot, and even roof leaks. Algae are flat black stains or streaks, with a slimy or slick green sheen. Algae thrives in damp areas and holds moisture, speeds up the rot that will cause your roof to leak

How often should I have my roof cleaned?

Roof cleaning in Halifax varies depending on several things, including your location (for example, how close you are to the ocean), the amount of shade from nearby trees, and local weather conditions. Some roofs may need cleaning more often, while others can go longer between washes. ProCare offers a 2-year limited warranty on all roof cleaning services. We can also provide quotes for tree and branch trimming around your roof or home to reduce debris, shade, and the risk of moss or algae growth.

What time of year is best to clean my siding or roof?

The best time to clean siding or a roof is spring, once temperatures stay consistently above freezing.

That said, soft washing can be done any time from spring through fall. Spring is ideal for prevention, summer works well for maintenance, and early fall cleaning helps prepare surfaces before another freeze-thaw cycle begins.

Are your soft wash treatments safe for pets?

We love our animals, so as a precautionary measure, we ask clients to keep all pets indoors for 3 hours after our soft wash cleaning process. After being exposed to sunlight and air, our cleaning solution quickly breaks down to nothing more than oxygen and common table salt. Our service also includes a pre- and post-rinse for any fallen solution.

Will a soft wash treatment stop algae and moss from returning?

No. Soft wash treatments are not a permanent solution. Unfortunately, mould and algae spores can return to the same surfaces eventually. However, periodic cleanings (every couple of years) will prevent them and all other organic growths from returning.

Will your solution kill my plants and grass?

No. We take the proper steps to ensure all vegetation is safe. We use biodegradable solutions which we rinse away thoroughly. This includes a pre-rinse, post-rinse, and cover if needed.

Do you clean all types roofs, including metal and cedar shake?

At ProCare Halifax, we service a variety of roof types. However, there are certain roofing materials and pitches we typically avoid due to safety and expertise concerns.

  • Metal Roofs: Due to their slippery nature these are done by a case-by-case basis, ensuring the safety and feasibility of the cleaning process for each unique situation.
  • Cedar Shake Roofs: These roofs require specialized care and techniques to prevent damage. Given that such expertise is currently outside our service range, we do not offer cleaning for cedar shake roofs.
  • ‍Roofs with a Pitch Steeper Than 6/12: Cleaning a steep pitched roof is also done on a case-by-case basis, factoring in specialized safety equipment and challenges in accessing and cleaning the steep surface, all of which are necessary for ensuring the safety of our technicians.
