What is growing on your roof?
(How we identify and treat)
Halifax and HRM’s frequent rain, fog and humidity, along with shade and tree cover, keep many local roofs damp longer and create ideal conditions for black streaks, moss and lichen.
Black streaks on roof
Gloeocapsa magma
Black streaks are caused by Gloeocapsa magma, a type of cyanobacteria that spreads across asphalt shingles. We apply a controlled sodium hypochlorite treatment, with surfactants where needed, at pressures consistent with soft-washing protocols. The treatment strength is adjusted to the roof’s condition and level of staining.
Moss growth on roof shingles
Bryophyta
Moss forms soft, raised growth that holds moisture against the roof and can spread around shingle edges. We never scrape it from the shingles. Loose moss is gently rolled away before a tailored sodium hypochlorite treatment and a low-pressure, high-volume rinse. Remaining moss typically releases naturally within 30 days.
White patches on shingles
Fungus and algae in symbiosis
Lichen forms hard, crusty patches and can be the most damaging of the three growth types because of its acidity and strong attachment to shingles. We never scrape it. We apply a tailored sodium hypochlorite treatment and allow it to release gradually. Permanent discolouration may remain where surface damage has already occurred.
Our Halifax roof wash process
- Roof assessment: We assess the roof pitch, access, existing damage, type of growth and surrounding property. When needed, drone imagery gives us a clear view of steep or difficult-to-see areas.
- Site preparation: We confirm that outdoor furniture, valuables and potential hazards are clear of the work area. We then protect nearby gardens, flower beds, plants and surrounding surfaces before treatment.
- Roof wash treatment: We apply a tailored, low-pressure treatment based on the roof’s condition and level of growth.
- Final rinse and cleanup: We thoroughly rinse gardens, flower beds, plants and surrounding surfaces, remove loose debris, and leave the work area clean.
- Service report: We send photos and documentation of the completed work so you have a clear record of what was treated.
Every roof-cleaning project is overseen by owner-operator JJ Gionet. His background in civil engineering and construction is supported by fall-arrest, MEWP and Nova Scotia pest-control certifications.

Common roof cleaning questions
FAQs
What is roof cleaning?
Roof cleaning is the professional removal of moss, algae, lichen, and black streaks from your roof using a controlled, low-pressure soft washing method.
In Halifax’s damp climate, organic growth thrives on asphalt shingles. Over time, this growth traps moisture, lifts shingles, and shortens your roof’s lifespan. Professional roof cleaning safely treats and eliminates the growth at its source without damaging the shingles.
Unlike high-pressure washing, which can remove protective granules, damage shingles and conflict with manufacturer instructions, roof cleaning uses a specialized treatment that:
- Treats moss and algae throughout the affected growth
- Gently removes staining and black streaks
- Protects shingle integrity
- Helps extend the life of your roof
- Improves curb appeal immediately
How often should I have my roof cleaned?
Moss and algae can eventually return because shade, moisture and surrounding trees continue to affect the roof. Cleaning frequency varies by property and exposure. ProCare Halifax includes a 2-year limited warranty with every complete roof wash. If covered growth returns under normal conditions during that period, contact us so we can assess the affected area.
Is it algae or moss on my roof?
Moss often appears as small green, hair-like fuzz or patches. Moss will spread and grow up the pitch of the roof, which causes shingles to lift or curl. The lifting of shingles will eventually bring unwanted water into a building causing moisture damage, wood rot, and even roof leaks.
Algae are flat black stains or streaks, with a slimy or slick green sheen. Algae thrives in damp areas and holds moisture, speeds up the rot that will cause your roof to leak
What roof treatment does ProCare Halifax use?
ProCare Halifax uses a professional roof-wash treatment containing sodium hypochlorite diluted to a concentration appropriate for the roof’s condition and level of organic growth. Surfactants help the treatment remain on the surface long enough to target moss, algae and lichen effectively. We follow controlled application, property-protection and rinsing procedures throughout the service.
Is pressure washing safe for asphalt shingles?
High-pressure washing should not be used on asphalt shingles. The force can loosen protective granules, lift shingle edges and unnecessarily accelerate surface wear. ProCare Halifax uses a controlled, low-pressure roof-wash treatment that targets moss, algae and lichen without relying on aggressive water pressure.
How does ProCare Halifax protect plants, pets and surrounding property?
We use property-specific protection procedures before, during and after treatment. Depending on the site, these may include pre-rinsing, covering sensitive vegetation, controlling runoff and rinsing surrounding surfaces and landscaping. We ask clients to keep pets indoors and away from treated areas during the service and for three hours afterward. We explain any additional precautions before beginning work.
